Buying an investment property in Austin can be very rewarding, and Austin offers many neighborhoods with duplexes and four plexes.  Perhaps the most popular multifamily found throughout Austin, the duplex is a good opportunity for an owner/occupant to live cheap or even for free, letting the other side's rent cover the entire mortgage.  Buying a duplex or four plex usually requires putting 20% down but if you're going to owner occupy, there are FHA programs where you can put as little as 3.5% down!  Pricing on duplexes and four plexes follows a pretty consistent model of (rent) x (some factor above 180).  For example, if both sides of a duplex rented for $1000 ($2000 total rents), you would expect the price to be $360,000 or more.  The better the area, the higher the multiplier.  To find a great value in a duplex or four plex, you are looking to acquire one with rents below market value.  Triplexes are very rare, and finding 6-8 unit properties does present a challenge in Austin.  Call me and ask me to assess the market value and potential for any property, or I will search and find one for you!
